Why Hire a Professional Photographer?

In today's market, there are many tools to help people sell their homes. Whether the house is For Sale by Owner, or being sold by a realtor, the process is the same. After listing a house for sale, it must be prepared for sale by organizing, cleaning and improving curb appeal. At this phase of the process, tools such as staging, photography, virtual tours, and interactive floor plans are available. These add visual and spatial appeal, and help the house to stand out from the competition.

A Listing is Not Enough

In general, mentioning the property address and some basic information about the dimensions of bedrooms and bathrooms is insufficient for today's home buyer. It doesn't tell a them what is special about the house, why it is unique, or which elements are convenient or beautiful. It doesn't tell them why they should make an appointment to see the house. Good marketing tells a buyer why your house is better than the dozens of others on the market, and why they should spend their valuable time looking at it. Not only do buyers need to be attracted to your house, but realtors do not have time to wade through dozens of listings either. This is important, as they are often the ones directing buyers to your home.

In today's competitive buyer's market, sellers need every advantage available to them to sell their house quickly and at the highest asking price, and photographs are the foundation of every marketing material available. Quality photos form the basis for other successful marketing techniques, and ensure that a house is marketed as well as possible. Good photos not only help a house stand out from the rest, but they can also be used for print advertising, adding appeal to printed materials.

No single aspect of marketing sells a house.

Good marketing is always a combination of different techniques, but pictures speak volumes on their own. In marketing, photos are often noticed before the written word. Homes in the MLS that have only one quick photo are often passed by. Homes with dozens of photographs will get noticed. Check out your competition. If 90% of the houses in your market are not selling, then your home needs to outshine the top 10%.

What you shouldn't be advertising your house with:

  • Photos that are too dark, with drapes / blinds closed
  • Photos that are too bright/overexposed
  • Photos that are not right-side-up (don't you just love craning your neck sideways to try to see the picture?)
  • Photos of cluttered rooms
  • Badly cropped photos with unnecessary or sloppy elements in the picture
  • Photos of pets sleeping on the sofa
  • Lack of photos -- or only one unflattering photo of the front of the house
  • High resolution photos that take forever to download
